1. What Bellevue Plumber Pro actually is
Bellevue Plumber Pro is a free service that helps Eastside homeowners connect with independently licensed plumbing contractors. We are not the contractor who performs the work in your home. We operate the dispatch line, the website, and the editorial content; the licensed contractor dispatched to your home is an independent business operating under its own Washington State plumbing contractor license, its own insurance, and its own warranty terms.
This distinction matters because it determines who is responsible for what. Editorial content on this site (the learn guides, service pages, area pages, FAQs) is produced by Bellevue Plumber Pro. The actual plumbing work performed at your home is the responsibility of the dispatched contractor.
2. No warranty on dispatched work by Bellevue Plumber Pro
Bellevue Plumber Pro does not warrant or guarantee any plumbing work performed by a dispatched contractor. Workmanship warranties, parts warranties, and any service guarantees are provided directly by the contractor performing the work, on the contractor's own terms, and are enforced between you and the contractor. You should request the contractor's written warranty terms before authorizing any work over $300.
It is the homeowner's responsibility to verify that the dispatched contractor furnishes the necessary license and insurance required for the work being performed. Washington State contractor license lookups are free at the Department of Labor & Industries website (lni.wa.gov) and take less than a minute. We do not discourage this verification — we encourage it.
3. Availability of dispatch service
Same-day and 24/7 emergency dispatch services are subject to provider participation, location, technician availability, and demand. Live phone answering and same-day dispatch are operational targets, not per-call guarantees. Availability is not guaranteed and may vary by market, time of day, weather, and appointment capacity. During regional emergency events (cold-snap burst-pipe surges, multi-day power outages, flooding), response times will be longer than typical and we will say so when you call.
4. Pricing and estimates
Pricing ranges published on service pages, learn articles, and the cost guides are typical residential rates verified against industry sources (Angi, HomeBlue, City of Bellevue Permit Fee Estimator, and direct contractor surveys) at the time of publication. Actual pricing for your specific job is determined by the dispatched contractor on-site, in a written flat-rate quote, before any work begins. You sign the quote and that signed amount is what you pay. Published price ranges are guidance for planning, not binding offers from Bellevue Plumber Pro.
Out-of-band jobs (multi-story homes, slab construction, deep excavation, commercial code, plan-review-required scopes) commonly fall outside the published ranges. The on-site quote is always authoritative.
5. Photos, names, and depictions on the site
Persons depicted in photos or videos on this site are stock models or stock images unless explicitly identified as a real person. The dispatched contractor who arrives at your home will introduce themselves in person; we text you their photo and name from a real-time dispatch system when they are en route. Editorial references to specific named individuals are limited to publicly accountable parties (e.g., named City of Bellevue staff in the permits guide) and verifiable industry experts.
6. Call routing and recording
Calls to the dispatch line published on this site are routed through a third-party call-tracking and dispatch partner. Calls may be recorded for quality assurance, dispatch routing, and contractor performance review. By placing a call to the dispatch line you consent to this recording. Washington is a two-party-consent state and we honor that — the recorded notification will play before the call is answered and you may end the call before connection if you do not consent.
7. Acceptable use of this site
You agree not to:
- Use the site to harvest contact information for outbound marketing or unsolicited communication.
- Place fraudulent dispatch calls (calls with no intent to engage a contractor for legitimate work).
- Republish editorial content from this site without attribution; brief excerpts with a link back are welcome.
- Attempt to access non-public areas of the site, the dispatch system, or any partner system.
- Use automated tools (scrapers, bots) to access the site in a way that interferes with normal operation.
8. Intellectual property
The text content, photography, schema architecture, learn-article structure, and original research published on this site are the property of Bellevue Plumber Pro. You may quote brief excerpts with attribution (linking to the original page). You may not republish entire articles, scrape the structured data for commercial use, or repurpose the editorial voice for a competing site. Trademarks and product names mentioned (e.g., Rheem ProTerra, Navien NPE-A2, Bradford White AeroTherm) belong to their respective owners and are referenced only to describe the equipment we work with.
9. Limitation of liability
To the maximum extent permitted by Washington State law, Bellevue Plumber Pro is not liable for damages arising from (a) plumbing work performed by a dispatched contractor, (b) delays or unavailability of dispatch service, (c) reliance on published pricing ranges that differ from on-site quotes, (d) loss of business or property due to plumbing failure during or after a dispatched job, or (e) errors in editorial content corrected after publication. The contractor performing the work carries its own liability insurance for the work it performs; that insurance is the primary recovery path for any damage related to the work.
Nothing in this section limits liability for fraud, intentional misconduct, or any liability that cannot be limited by Washington State law.
10. Disputes and governing law
These terms are governed by the laws of the State of Washington, without regard to conflict-of-law principles. Any dispute arising from your use of this site or the dispatch service shall be resolved in the state or federal courts located in King County, Washington. You and Bellevue Plumber Pro both submit to personal jurisdiction in those courts.
Disputes specifically about plumbing work performed in your home are between you and the dispatched contractor, and are governed by the contractor's own service agreement. The Washington State Department of Labor & Industries handles contractor complaints under RCW 18.27 and is the appropriate first point of contact for unresolved contractor disputes.
11. Changes to these terms
We will update this page when our practices change. The “Last updated” date at the top reflects the most recent substantive change. For material changes, we will post a notice on the homepage for 30 days. Continued use of the site or the dispatch line after a posted change constitutes acceptance of the revised terms.
12. Severability
If any part of these terms is found unenforceable by a court of competent jurisdiction, that part will be severed and the remainder will continue in full force. The unenforceable part will be replaced with the closest enforceable equivalent that reflects the original intent.
